Buying properties in Spain

The great adventure of buying homes in Spain:
There is no doubt about it, finding a home in Spain is an adventure and we will make it as enjoyable as a holiday! If you wish, we can meet you at the airport and take you to your accomodation or you may prefer to hire your own car. Before you arrive on the coast we will have discussed your requirements thoroughly with you and we will be ready to offer homes in Spain that suit you best.

The next step is the most exciting:
A tour of potential new Spanish homes. You will be escorted in comfort in an air conditioned car by a member of our team, who’s time is yours. There will be no rush and absolutely no pressure to buy a property, simply enjoy a once in a lifetime experience. Should you not find exactly what suits you best, don’t worry. We will be happy to continue to find properties for you.

Buying a property in Spain with total confidence:
When you are shown a property by Dream Living, you can be sure of several important points: The developer will have all the necessary licenses for the construction of your property in Spain. If the construction is not completed, the developer will have funds to complete the project. Your new home will have a TEN YEAR LEGAL GUARANTEE of quality construction. At Drean Living we make sure of this before we discuss the home with you.

Reservation Deposit:
Once you’ve found your ideal property in Spain you simply reserve the property with a Reservation Deposit. We will arrange for a lawyer to be present. Between 3000 – 6000 Euros is usually sufficient. It is usually better to pay this by credit card or cash.

The deposit is refundable if the vendors change their mind but is not refundable if you cancel. Paying the reservation deposit guarantees that the property is taken off the market and is reserved for you at the agreed fixed price. If you haven’t previously appointed a Spanish property lawyer, as part of our A.P.O.T.S.“All-Part-Of-The-Service”, we will be happy to arrange one with you. Your lawyer will explain the procedures for buying in Spain and all the associated costs.

From now on, up to, and even after completion of the purchase, our support staff and your lawyer will take full responsibility for the entire transaction, advising you, and keeping you up to date every step of the way.

There are many excellent English-speaking Spanish property lawyers available. Choosing the right lawyer is your guarantee that Spanish Legal requirements are met, that the property is genuinely registered in the vendor's name and is free from any mortgage, charges or restrictions.

Your lawyer will negotiate and discuss the purchase terms with the vendor’s lawyer and, as well as the agreed price, will include all your other requirements such as fixtures and fittings, the completion date and your preferred method of payment.

Exchange Of The Private Purchase Contract:
In the case of a resale; once you’ve paid the reservation deposit for your property in Spain, you have a period of up to 30 days to exchange the private purchase contract with the vendor. At this stage you will pay the balance of the deposit. You can arrange for your lawyer to handle both this stage and the completion on your behalf if you are unable to attend. Before your lawyer exchanges contracts he will have completed the detailed searches and investigations at the Land Registry in respect of the property.

Before Completion:
With a new property, before you instruct your lawyer to complete the purchase, Dream Living will inspect the property on your behalf and detail anything that might need putting right. Once rectified to your satisfaction, the title deeds can be signed.

Completion:
Finally, on the day set for completion we will take you to the Public Notary with your lawyer to sign the Title Deed, making the final payment to the vendor who simultaneously passes you possession of the property and hands you the keys. At this stage the sale is completed.

Immediately after completion the Notary will fax details of the title deed to the local Land Registry confirming your identity as the new owner. In this way the Notary and Land Registry are acting jointly to protect and guarantee your interests.

Free Spanish mortgage and legal advice:
Before you decide to buy, if you should require finance we will explain the various options of how to achieve this and place you in the right hands. Specially appointed Spanish property lawyers who speak your language and who are experts on Spanish property affairs, will ensure that your purchase is totally legal and worry free.

A simple move:
The Spanish property purchasing system in Spain is surprisingly simple and efficient. Once you have signed your contract of purchase, your home, assuming it is completed, will be available for you to move into, in a short while. Next is a most exciting time, furnishings and fittings. If you wish to bring furnishings from your home, there are many expert removal companies who will do the job most efficiently and economically. We will be pleased to advise you who is available.

After Completion:
We don’t stop here! As part of our A.P.O.T.S we will also arrange for the utilities and services such as water and electricity to be supplied in your name and will organise their payment through a local bank of your choice. Don't forget our after sales service is FREE of charge.
