The management company specializes in superior hotel operations as
well as an extensive marketing effort of the resort. Owners will
receive monthly accounting statements showing all the activity
in their unit and will feel very secure in knowing each unit is
being professionally handled on their behalf by the on-site management
staff. The management company will oversee the following for all
units in their rental program:
Housekeeping and Maintenance
Advertising, Sales & Promotions
Check in & Check out services
Financial duties on behalf of unit owners
Reservations for the resort
Resort Security
Collection and distribution of Home Owners Association expenses
for the master and regular associations
Property common elements such as pools & all grounds
Some items will be charged back to unit owners as stated in the management
rental agreement.
As an owner, it is reassuring to know that you have round-the-clock
representation in the form of professional management. In addition,
if ever an issue should arise, the licensed property manager will
act as your personal representative to resolve the situation.
As provided in the Rental Management Agreement, Owners will receive
63%* of the actual gross rental income, which is defined by your
total unit rental income less a pro rata share of travel agent
fees and credit card commissions. The management company will
retain the remaining 37%*, which is utilized to pay the expenses
of the resorts daily operations, accounting, sales &
marketing, reservations, housekeeping and maintenance. All specific
items regarding the rental program will be shown in the rental
agreement.
